Our design practice was established in 1997. The range of projects and architecture services that we provide has grown in the past 20 years. To be successful, we have been very good at listening to our clients and be able to clearly communicate our ideas. Some of our projects are in other countries in different time zones. To stay in touch with our clients, we leverage the tools in technology to be successful at doing our job.
Each of our projects begin with my commitment to actively lead the team. We foster a collaborative environment. In order for all of our projects to be successful, we need to function as one team with our client and all the consulting members of the project.
Our philosophy is to be nimble, making informed and quick decisions with a small team.
All of our projects begin with sophisticated 3D modeling to conceptualize the primary elements of the building and interior spaces. This tool is used throughout the development of the design.
BIM software, Autodesk Revit, is used to coordinate the building systems in 3D with all of our consultants.
In the Design Development stage, 3D Visualization is instrumental in the design explorations for lighting, colors and materials selection for each project. This process has been very successful at procuring faster decisions from our clients.

The Television Academy is the home of the Emmy, awards to recognize excellence within various areas of television and emerging media. The new 42,000 square foot building replaces a 600-seat auditorium with new state-of-the-art audio and visual equipment featuring Dolby ATMOS and Dolby Cinema with one of the first laser projectors in the industry and 3D capability. The centerpiece of the project is a new auditorium which will showcase the Academy’s history as well as look to the future with the ever changing and expanding new technologies to produce and to view media content. It will also replace a conference center and house the Foundation offices. All areas will have live-broadcast capabilities.
The interior of the auditorium respects the tradition of Hollywood with red carpet and comfortable soft red chairs and interprets it in a very modern way with wood linear slatted walls. An expansive lobby will serve as the pre-function space for the Academy’s multitude of annual events for its Board of Governors and its members.
The design for the project is intended to showcase the new building as the home of the Television Academy and unify the campus with a multi-purpose landscape garden area featuring a circular driveway and the drop-off for red carpet Gala events. The circular drive and garden area features at its center a 20-foot tall bronze Emmy statue. This landscape plaza will also host a number of large annual events for the Academy members. Ultimately, the plaza is designed as a garden area for visitors which displays actors’ busts throughout the Academy campus featuring an intimate Hall of Fame garden displaying the collection of busts from the Academy’s pool of past and present premier talents.

Olino is a new brand from Consolidated Theaters in Hawaii. It is their flagship theater with luxurious reclining seats and a full food and beverage service. One of the first on all the islands to offer recling seats and a high level of service. Olino is a Hawaiin word with a meaning of glittering and shininess. The theater borrows elements from the Angelika Film Center theaters with a wood floor and chandeliers. Elements that are unexpected in a traditional movie venue.
The theater features the largest screen in Hawaii in a the largest auditorium with the most reclining chairs featuriing a Dobly ATMOS sound system. Olino is an anchor tenant in a new major retail development in Kapolei, a suburb west of Honolulu.

This is a remodel of a Reading Cinema continuing the trend to upgrade to the more luxurius reclining chairs. The theater also is the first to offer in-seat food and beverage full service with waiters. This is a new service offering called Spotlight.
The theater also features two Dolby ATMOS auditoriums with its own bar and lounge areas.

This is the new home for Reading International in Southern California. The offices are located at the third level of an existing brick building in Culver City. The space features a high ceiling at the workstation areas and offices with glass walls at the perimeter. Reading Entertainment purchased the building and renovated the second level as a tenant space. The building has also been refreshed with a public gathering space as the entrance court to the building.

This is the new home for DreamWorks PDI in a 5 story building and approximately 180,000 square feet located south of San Francisco. The interior design is inspired by a Cape Cod aesthetic reflecting the Bay Area location. The scale and intimatimacy of the spaces also recall that of the Dreamworks Burbank Campus in Southern California.
This project was a collaboration with Gensler to provide full architectural services. We were responsible for the design and Gensler provided the construction documents and project management.

This is the fourth location of the Angelika brand outside of New York. The design for this newest Angelika is more refined. However, the same bohemian aesthetic runs through the project with raw materials, wood floor at the first level, exposed concrete floor at the second level and exposed ceilings. New contrasting elements in glass railings, mirrored and high grade finishes give the space a more mature aesthetic.
The furniture and artwork still maintain the "funkiness" of the original brand. This location also benefits in updated construction techniques for acoustic isolation and critical studio quality picture and sound presentation.

This is the fifth location of the Angelika brand. The project was a remodel of an existing Reading Cinema and re-branded as an Angelika with new levels of comfort with large reclining seats through all auditoriums and an extensive food and beverage service.
This is the first Reading Entertainment theater in the U.S. which was renovated with a recling seat following the trend of the industry.
Our relationship with AMC Theatres began in 1984 with feasibility studies for potential sites in the Western United States. This relationship broadened to projects in Asia. Working closely with AMC’s real estate development team, we provided numerous feasibility studies throughout Asia, sites in Japan, Korea, Taiwan, China, Hong Kong, Philippines and Singapore. The result were 48 screens in four locations, three in Japan, Tokyo, Nakama and Kumamoto, the fourth in Hong Kong.
Our charge was to design the next generation of theaters for AMC. All four locations explored various archetypes in the design of a multi-screen theater and how it engages the moviegoer. Each a destination and a portal to the inner world of the silver screen.
Reading Cinemas International is an entertainment division of the company that owns the rights to the Reading Railroad in Pennsylvania, the same Reading RR in the Monopoly game. The exhibitor has theaters in the U.S., Puerto Rico, New Zealand and in Australia. Reading Cinemas is the third largest exhibition chain in Australia, the only company that has penetrated the duopoly of Hoyts Cinemas and Village Road Show. The Reading Cinemas deployed new levels of comfort with VIP seating and high levels of service long before any adaptation to the U.S. market.
The Angelika Film Center & Café is an art film theater brand with its roots in New York across from NYU and adjacent to SOHO. The theater is an institution among artists in the SOHO district frequented not only by moviegoers but also people “ just hanging out” at the lobby having desserts and coffee. The cafe is open to non-ticketed guests. Like the artists, the theater’s aesthetic is bohemian with a collection of offbeat art displayed throughout the lobby and the architecture showcasing raw materials (concrete, steel, glass and wood) open ceilings and an iconic chandelier above the main lobby.
For over 15 years, we have been responsible for the expansion of the brand to four locations outside of New York and the renovation of the original location in SOHO.
A 500-seat high-performance luxurious premier screening room for Warner Bros. located behind the gates of the studio. This auditorium set the new high standard of screening rooms in the industry and for over 20 years, still maintains that remarkable benchmark in Hollywood. It is used as a private screening room and for Hollywood gala events. The auditorium features state-of-the-art in sound, picture, acoustics and seating comfort, far exceeding THX, Dolby and other proprietary technical specifications. Our on-going work with the studios in Hollywood support our competitive edge in keeping abreast with the new technologies in the movie industry.
The exterior of the building blends in the "New York Brownstone" district in the studio which is an exterior filming set.

Our interiors projects are broad from private offices and corporate headquarters to residential interior spaces.
Located on a corner site in a hilly neighborhood in West Los Angeles, the residence is two stories above a subterranean garage and basement. The sloping site provide a natural separation from the street below the main level creating privacy for all the living areas.
Passive sustainable elements in the building take advantage of a north-south orientation on the site, with the least surface exposure to the south and capitalizing on the warmth of the morning sun. Thermal mass from raised concrete floors maintain a balanced temperature in all living spaces throughout the year.
The corner sloping site fronting on two streets allowed for an irresistible opportunity to create a private compound with no apparent “front door,” an inspiration from the Japanese tea houses and a shift in the paradigm of Western architecture.

We expand our design depth by designing tables, chairs, stainless steel containers, door hardware and carpet designs for various manufacturers. Product companies and manufactures also seek out her expertise and passion for new materials, applications and color coordination.
We designed the latest set of Turin chairs, sofas and tables for Martin Brattrud and the furniture collection has recently been introduced at NeoCon in Chicago June 2012.
Collabroations with other designers and architecture firms expand the growth of our design practice and allow us to offer a wider range of professional services and building types.
Our experience with mix-use developments, retail and hospitality stems from one of our collaborations. Collaboration with MixStudioworks is a joint effort to design large scale mix-use projects in Asia encompassing retail, office, hotel and condominiums in very large developments.
Our full scope architecture services is offered through a collaboration with a large architecture firm of Gensler and the boutique office of House & Robertson, Architects. Gensler and HRA provides our team with the horsepower of additional staff and project management.
Buildings are for people. Our buildings are rooted in the classical modern tenet, it is functional, unadorned and pure. FORM DOES FOLLOW FUNCTION. A building takes its shape from what is within, it is transparent, sensitive to its environment and it must be memorable. Buildings are technically complex but it must also be able to touch and lift the human spirit. After all, that is the art that we do.
From past experience in a corporate firm and through our collaborations, we have experience in many building types; airports, chapels, condominiums, hotels, hospitals, mix-use, museums, offices, parking garages, residences, restorations, restaurants, storage and even warehouses.
The digital world has evolved the workplace environment; it is more compact and natural lighting is more desirable with private offices having glass walls that open to worskstations. Creating places that enhance people interaction and collaboration has become more important in a dense environment. People can now escape in a social network the size of a 4.5 inch screen on a mobile device. How can we create spaces that are more engaging?
It is this kind of perspective that we draw upon for inspiration. What must we do to improve the quality of life for working and living? Each project has a different answer. The common solution will always be about the people that use them.
The movie-going experience is a visceral experience since it hasn’t been displaced by the VCR, later the video discs and now internet video streaming. Creating theaters that enhance this experience is the challenge that we have faced for over 30 years. New technologies created by the filmmakers bring about new demands in the structures that house the screens for acoustic tuning, acoustic separation, 3D screens, digital projection and the latest in digital, infinite channel, surround sound technology.
We are experts at understanding these demands and blending that into a venue that is comfortable, inviting and most of all an entrance to fantasy. We have designed over 200 screens in 20 locations worldwide. We have on-going projects that include high performance screening rooms for Hollywood’s major film studios.
We believe that in order to realize a real estate property’s maximum value, it must be sensitive to the environment and mostly it must be a place for people. The success of the development, building or space must be a place that people are comfortable, safe and attractive to visit and experience often.
The plan must be resilient, scalable and robust at every stage to adapt to an uncertain future. Our planning expertise encompasses large and small properties. Our Planning services include entitlements to feasibilities and test fits for interior spaces.
The depth of our interior design gives us a unique insight into market opportunities for new products that fill voids in the marketplace, especially for furniture design. We are exposed to a vast range of products and choices, we sometimes seek products that are simply not available and therefore we try to fill that void.
We have been using 3D modeling for all of our projects for over 20 years and we have become experts with all of the software necessary to produce realistic renderings. We have found that this tool accomplishes two aspects of our process, the first is to resolve conflicts within the design and second, our clients readily grasp our ideas. Gone are the traditional two-dimensional architectural drawings.
We are exploring and experimenting with augmented reality to step into the next level of architectural visualization.

Fred Dagdagan brings to each project over 30 years of Architecture design experience. This is a diverse background that includes land planning, building and interior design. He has a long list of clients with Hollywood film studios where he has gained design expertise in post-production and high-performance screening rooms. He is an expert at theater and cinema design with over 200 screens in 20 buildings worldwide. Fred also developed many business relationships throughout Asia designing large commercial mix-use projects.
Early in his career, Fred embraced technology in the tools for architecture. He is proficient and expert at 3D modeling software on 3D Studio Max, Autodesk REVIT, AutoCAD, and Photoshop. All of his designs come to life from the use of these advance modeling tools. Fred graduated from the University of Southern California from the School of Architecture in 1982. He was a Design Director at Gensler prior to establishing his own design practice. Fred is also serving a 3-year commitment as a member of the Dean's Advisory Council at Cornell University.
